Phase 1 - Discovery & Design Alignment
Every project begins with a conversation, not a contract - understanding how you live, your timeline, and what your budget needs to accomplish. If you're working with an architect or interior designer, we engage with your design team here too: reviewing early drawings for constructability, flagging long-lead items, and building a pre-construction budget that reflects the design intent rather than watering it down. You walk away with: a clear project scope, an honest preliminary budget, and a shared understanding between you, your design team, and ours - before a dollar is committed.

Phase 2 — Pre-Construction Planning
We build the full construction schedule, complete permits and approvals, finalize selections, and confirm every subcontractor commitment. For projects with a design team, this is where we formally establish the RFI and submittal process and confirm CA milestones - setting the rules of engagement before the site is active. You walk away with: a project that's genuinely ready to build, not one that discovers its problems in the field.

Phase 3 — Construction
Every subcontractor runs against a master schedule; every cost is tracked against the approved budget. Through our project management platform, you and your design team have real-time visibility into progress, schedule, and documentation. When something unexpected comes up - and on any complex project, it will - we identify it, present options, and confirm cost impact before it affects your schedule. You experience: a site that runs professionally and a team that communicates before you have to ask.

Phase 4 — Closeout & Handover
Before your walkthrough, we conduct a thorough internal review so the Pre-Delivery Inspection is a celebration, not a punch list session. Anything short of the standard we set at the start gets resolved fully. You receive a complete closeout package - warranties, maintenance documentation, as-built records - prepared in a format that serves your architect or designer's records too. You walk away with: not just a home, but the documentation to prove it was built right, for years to come.
Every project involves three relationships that matter equally: the client trusting us with a major investment, the architect whose vision needs to be executed without compromise, and the designer whose details deserve the same protection as the drawings they complement.
